90 Livingston Ave is an Italianate design, 5810 square foot building built in 1875. It is located in the Historic District of New Brunswick just 2 blocks from downtown, theater district, Municipal buildings and court house.



The historic district is going through a renovation to include old fashioned style lighting, custom sidewalks, and curbing to make this area a wanted place to work.

The beautifully renovated interior utilizes modern high-tech features incorporated into 11 luxury office suites. The building has been updated to be ADA compliant with the first-floor wheel chair accessible. Each floor includes a kitchenette and bathrooms in the common area. Off street parking is available in the rear lot or on the street.

The main lobby greets guests with a glimpse of the original art deco design; a marble floor and arched doorways lead to a beautiful staircase to upper floors. From this floor a spiral staircase leads to the basement floor with onsite storage areas to rent and an additional conference room area.

Conference Room on first Floor can be scheduled without charge. A second meeting room is located on the lower Level.

ON SITE STORAGE

The Lower Level has space available for storage. A perfect solution to keep records near by.

UTILITIES

Utilities are included, except phone service. Included is Heat, AC, Electric, and Hi-speed internet.

KITCHENETTES

Each floor has a Kitchenette which includes sink, refrigerator, coffee maker, and microwave.

UTILITY ROOMS

Each floor is equipped with a utility room with a large sink. Perfect for any cleanups that may be required.

MAINTENANCE

Janitorial services are included along with all normal maintenance.

SECURED ENTRY ACCESS

The front entrance door uses the latest technology in building security which gives you full visibility of your visitor and allows you to communicate with them directly from your suite.

INDIVIDUAL AIR HANDLERS

Each suite is equipped with it's own Mitsubishi ductless HVAC unit. The remote sensor reads heat signatures and heats and cools as needed. Being ductless means air is not shared between suites or common space. All units receive fresh air directly from outside.

INTERNET AND SECURITY

Building-wide high-tech networking infrastructure supports POE devices and provides secured Internet Service. The building has a complete CCTV system with interior and exterior cameras to keep the workplace safe and secure.

ADA COMPLIANT

The entire building is ADA compliant with the first floor being wheel chair accessible.

PARKING

Behind the building there are nine parking spaces with street parking throughout the area.

WHEELCHAIR ACCESSIBILITY

Just off of the parking lot entrance we have installed a wheelchair lift for access to the first floor.
